Authority fees is the fees collected for the registration of rental contracts (for contracts with duration of less than 25 years).

The fees apply from the start of your tenancy contract and are collected over the term of the contract, along with your monthly utility bills. Click here for more information.

Authority fees apply to anyone who rents a property within Abu Dhabi Global Market (ADGM) jurisdiction.

The Authority fees are calculated as 5% of your rental contract’s value for all premises.

Example: The lease contract length for your property is 1 year and the value of the contract is AED 120,000 per year. The authority fees that you will pay will be calculated as follows: 5% of AED 120,000 / 12 months = AED 500 per month

When you register your tenancy contract with the Registration Authority, ADGM, you will be registered automatically for Authority fees.

TAQA Distribution issues bills and collects payments on behalf of the Registration Authority, ADGM. You should receive notification from the Registration Authority, ADGM around two months before the end of your tenancy contract. If you intend to renew, you will need to update the details at the Registration Authority, ADGM before the contract period expires, to avoid potential service disruption. The Authority fees will be automatically recalculated based on the contract value of your new tenancy contract.

If you wish to terminate your tenancy before its expiry date, you’ll need to pay all outstanding Authority fees in full before you can obtain clearance from TAQA Distribution to close your water and electricity accounts.

No, only people renting properties are liable for Authority fees.

If you haven’t received a bill, your tenancy contract is either not properly registered with the Registration Authority, ADGM or it’s not correctly linked to your utility account. You should check with the Authority (ADGM), otherwise your electricity and water services may be disconnected.

The person registered as the tenant on the rental contract must pay the Authority fees, regardless of who actually pays the rent.

Yes, the Authority fees must be paid for the full period of the tenancy contract, whether or not the property is occupied.

The payment period for Authority fees is ten days, the same as for your water and electricity accounts. Be sure to pay your bills in good time to avoid disruption to your services.
